In today’s recession, collection companies are not immune. Beginning last year, they started to suffer from declining liquidation performance, staffing cuts, and increased placements.

Then in January 2009, the U.S. savings rate grew and continued to grow. By May 2009 the rate was the highest level of consumer savings in sixteen years.

Generally, an increase in the U.S. savings rate would mean that debtors will be more fiscally responsible and try to pay off debts that they may owe in case of an unexpected bad turn of events. Unfortunately the first half of 2009 has shown us that this is not what is going to happen and the collections industry shouldn’t expect it to.

One factor that makes the situation worse is that the sustainability of savings growth is quite doubtful because a part of the increase was the result of the Obama stimulus package, which sent one time only disbursements to consumers. Also, in today’s economy any type of consumer savings may be considered a means to keep heads afloat as opposed to future planning. And although savings boost personal income, they slow down consumer spending.

For the first time, collections agencies need to shift their focus drastically. Its not that consumers won’t pay, it’s that they can’t pay. Therefore, the future success of collection companies is dependent on U.S. economic recovery.

That being said, savvy conclusions can be drawn about the future growth in the collections industry. Better job opportunities would be an amazing gain for the collection industry. If debtors are employed, they are more likely to resolve their issues. Renewed consumer confidence and spending would be a huge boost.

There is an impending tide of pro-consumer reforms that the collection industry can do little about. How it can truly affect change would be the quality of responses they give, and that they are carefully considered and level-headed. Finally, increased access to credit is a necessity for the collections industry. .

Bad Credit, No Credit, Slow Credit – Credit Scores understanding

Unfortunately, very few people have “perfect credit” but having made some mistakes in the past does not mean there is not a product for you. No credit is just that. This means that the person has no information pertaining to their payment history. The good thing is that there are other things that can be taken into consideration to show you have the ability and willingness to pay your debts. One positive thing is a history of rent payments.Another thing to show is a cell phone or land line telephone bill. Utility bills are another way to show a history of paying bills. Simply having no file does not bar a person from obtaining home financing. There is no such thing as having no credit history. There is always something available to
show a history of payment.

Slow credit is another possibility and is defined by someone who does pay there bills but has some delinquency payments, just paying a little slower than when they are due. Late payments affect your credit based on the severity. Reporting agencies base there scoring on multiples of thirty days. If the due date on ones credit card is January 15th, and the payment is made by February 14th, there may be a late fee from the card company but it will not show as a mark against the credit file. If that payment comes in after February 14th it will be considered a 30 day late payments and will show as a negative mark against the score. This type of slow payment puts a red flag up for a lender. There would be an additional mark if that payment came in after 60 days, again after 90 and again after 120 days late. Once an account reaches 120 days late the card company will generally forward that account to collections. It is very important to realize that delinquencies on different types of accounts are considered more severe than others. A late payment on ones mortgage is considered much more severe than one on a card.
Installment loans fall in between revolving debt and mortgage debt. Slow credit is simply a person that has made some late payments but has been able to get those accounts current and has had relatively few delinquencies. In addition slow payment is different than a bad payment history.

Bad credit is a track record of payments that contains severely delinquent accounts and information such as Bankruptcy; chapter 13, chapter 11 or chapter 7. This type of file could also contain items such as foreclosure, charged off accounts, tax liens, judgments, and a history of seriously delinquent account. This type of profile can be caused by some sort of life changing event. In the case where these circumstances were caused by some unavoidable circumstances, a lender may be willing to extend a mortgage despite the history. For those with a bad payment history, a great place to start to correct the report is Lexington Law, one of the best legal credit repair companies in the country. There are hundreds of credit repair companies out there. Be careful when using their services as some of these services do not use legal avenues.

Everyone makes mistakes and everyone has been in a situation where that person felt things could not get any worse. One has to realize that there are solutions for you no matter what your score. The good thing is that some lenders look at more than just the score. They look at job stability, extenuating circumstances , and the willingness to pay.

Consumer Debt Collection – Know Your Rights

It starts with a letter. Then another, more aggressive letter. Then come the phone calls, and even threats of an unsavory report to credit bureaus. There could even be a potential lawsuit.

Creditors will hire collection agencies to retrieve debt. Often these third-party companies will work for commission. Because of this, collectors are more likely to go after the money more vigorously. It is important to know your rights.

Collection agencies in reality do have the right to report your debt to credit bureaus. Satisfying the debt will not result in it being removed from your credit reports. Instead, it will be marked off as “paid.” Collection agencies also can request a debtors credit report to analyze the person’s financial situation, or to get an updated address and phone number. Furthermore, although collection agencies do not like to send many accounts back, there are specific incidents where they will refer their account back to the creditor and recommend filing a law suit.

There are rules and regulations that collection agencies have to follow. Mail must be sent out in ambiguous envelops that do not reveal that any type of debt is owed. When calling on the phone, a collector may not disclose the reason for the call. For example, if a collector reaches an answering machine, they cannot state the purpose of their call, all they can do is leave their name and a number where they can be reached.

Although collection agencies are permitted to contact the debtor’s at their place of employment, they definitely cannot attempt to get a debtor dismissed from their job. No kind of information concerning the debt may be made public, although collection agencies can communicate openly with credit bureaus. Even though many people believe that a collection agency could legally seize a debtor’s bank account, paycheck and assets, the company cannot unless their has been a successful law suit ordering them to do so. Under no circumstances can a collection agency threaten a debtor with violence.

Although some collections agencies may attempt to practice illegal tactics to get money, there are also a large number of reputable ones. With financial issues like debt, it is always important to know your rights.

First Time Buyers Fail To Shop Around

Almost two thirds of first time buyers accept the first mortgage they are offered and fail to shop around, often missing out on better deals.

Many first time buyers feel pressurised by their estate agents into quickly organising a mortgage for fear of losing out on a property or are attracted to a low interest rate without looking at the mortgage deal as a whole.

However, with such a vast range of mortgage lenders to choose from, first time buyers are well advised to step back and do a little research before they commit.

There are a number of places to find good mortgage deals:

Speak to your bank

Your bank or building society may provide special offers to their account holders, but don’t feel that you have to accept their offer through customer loyalty as there are many other places to look.

Consult with a financial advisor

Financial advisors can offer you a range of mortgage deals to choose from that are appropriate to your circumstances. Some financial advisors offer free advice, but can only provide a limited range of mortgages, through which they earn a commission.

Independent financial advisors will offer a wider range of deals, but you may need to pay them to provide this advice. However, this is often a worthwhile investment, as commission earnings do not influence the advisor, so the mortgage is more likely to meet your requirements.

Get on the net

A search on Google will generate a list of hundreds of UK mortgage providers to choose from. Many will have online mortgage calculators, to give you an idea of your repayments.

Alternatively you can use financial comparison sites, such as MoneySupermarket.com to do the work for you. Simply enter your requirements and let the comparison site search hundreds of providers to provide you with the best deals.

Don’t always depend on the rate

Don’t always assume that a low interest rate makes a cheap mortgage. Providers often use low rate deals to attract new customers, however you may end up paying more money in the long-term.

Check the small print of the mortgage and find out if you will be penalised financially for opting out of the deal early or if there are any hidden costs.

Open the Cash Vault Inside Your Home

Believe it or not, many people do not understand equity and the power it provides.

In its purest form, equity is money. With regard to real estate (specifically, your house or other investment property), equity is measured in terms of the value of the property minus what you owe. So, if your home is valued at $100,000, and you owe $40,000 on it, you have $60,000 in equity (actual money that is available to you, under particular circumstances).

Surprisingly, many people have this type of equity and do not take advantage of it. Some people are actually in dire financial straits and fail to realize their problems can be solved very easily, by taking the equity from their home. Remember, your home is a “vault,” and the money inside that vault belongs to you. Best of all, you can use that money/ equity for anything you desire, from home improvement to travel expenses to spending money.

Exactly what is a home equity line of credit or HELOC? A home equity line of credit, which lenders and mortgage brokers refer to as a HELOC, is a different kind of home loan. An equity line has different rates and terms from a conventional first mortgage. In a standard home loan, or mortgage, your monthly payments cover both the principal loan and the interest you are charged.

Most mortgage payments include escrow, or taxes and insurance. An equity line of credit payment does not reduce your principal loan amount and does not include escrow. You are borrowing the equity in your house and paying the bank an interest premium on that loan. With a HELOC, you pay only the interest on the loan and, generally, you get the money for less time than you do a standard first mortgage.

The underwriting on these loans is very simple, and in most cases, the loans are very easy to get. At close, you either get one big check, which you can deposit into your savings or checking account or you can get a check book and treat your equity line of credit as another checking account. The payment on equity lines is very enticing. Paying interest only makes for a very low payment. It’s important to remember, though, when paying interest only, you are not paying down the principal loan balance.

The Power of Interest-Only Payments So, let’s suppose you take an equity line for $50,000 at 4.25% interest. This interest rate is based on the Prime rate, a floating rate that can change but does not fluctuate very often. When this article was first published, the prime rate was 4.25 percent. So, on your $50,000 equity line of credit, your payment is $177.00 each month. This is an incredibly low payment on a loan of this size. This gives you a great deal of power, because you can control a large sum of money for an extremely low monthly payment. It is this low, because you are only paying the interest on the loan.

At the end of the first year, you will have paid the bank over $2,100. You will, however, still owe $50,000. This is because your monthly payment is an interest-only payment. This is where some people can get in trouble with home equity lines of credit. If you use all the equity in your home and never pay down the balance, then decide to sell your house, you won’t make anything on the sale, because you’ll owe it all to the bank.

It is also important to understand the terms on a home equity line of credit (HELOC). When talking to mortgage professionals about home equity lines of credit, be sure you understand the terms, as lenders vary on what they’ll offer. Like conventional mortgages, which have terms of 30 years, 15 years, 10 years, etc., home equity lines also have various terms, but not all lenders offer them. Don’t let this confuse you. Just find your trustworthy mortgage broker, and tell him or her exactly what you want.

Unlike mortgage payments, which include complicated yearly amortization of the principal loan amount, interest-only payments are calculated very easily. You can do it in two simple steps. To find out your payment, first learn what rate of interest you’ll be charged. If you are using 80 percent or less of the equity available and you have an A credit rating, you’ll be able to get the best rate available, which is the prime rate.

Now, let’s assume you have $40,000 in equity in your house, but you only need $20,000 (taking less than 100% of the equity is important). You take $20,000 and multiply it by 4.25%, which gives you 850. This is what you’ll pay each year to borrow $20,000. Next, divide the 850 by 12 for a monthly, interest-only payment. Your payment for your $20,000 home equity line of credit is $70.83.

This is a very powerful loan. Imagine paying less than 71 dollars for the ability to control $20,000. Some people pay more for cable TV or their monthly cell phone bill. Some people even take the equity in their home and invest it elsewhere. You’re probably figuring out how much equity you have right now, and what you can do with that money!
